INSPECTION POINTS

Exterior Inspection List

  • Visually inspect all doors and windows for forced entrance, theft, vandalism, or damage.
  • Visually inspect the roof, gutters, pool, pool equipment, patio furniture from ground level.
  • Check that landscaping is being properly maintained.
  • Check irrigation system, outdoor water faucets and outdoor water shutoff for signs of leaks or damage.
  • Check that any outdoor timers have the correct time.
  • Remove all signs of non-occupancy including solicitations, phonebooks, mail, newspapers, and packages

Interior Inspection List

  • Check that all windows and doors are secured and that there are no signs of forced entrance or damage.
  • Inspect that A/C system is operational and maintaining set temperature point.
  • Record humidity level.
  • Inspect for signs of pest or abnormal insect activity, signs of mold or mildew or unusual odors.
  • Inspect all ceilings, walls, toilets, showers, and baths for evidence of water damage and leakage.
  • Flush and refill toilets, run faucets to fill traps to check leaks and to ensure sewer odors do not seep in.
  • Inspect that all refrigerators, freezers and disposals are working properly, and water heater is turned off.
  • Check that all light switches, ceiling fans are off, and that electrical panel box is operating properly.
  • Reset clocks and timers after power outages and report outage to customer.
  • Check and run car (s) in garage or driveway to insure batteries are charged, check battery maintainer is operational, check for leaks, check tire pressure.
  • Replace smoke detector batteries if they are in low battery mode. (Batteries to be billed separately)

Larger Homes and Estates will be quoted after initial inspection by an Ultimate Property Services representative.

Annual Key holder subscription: $75.00 (required for all clients)

ULTIMATE  Concierge Services

Opening Services – $75.00

  • Set A/C to desired setting, turn on water, water heater, open shades, and blinds, plug in electrical items, turn on icemaker
  • Arrange cleaning service (additional charge)
  • Provisioning service (additional charge)

Closing Services – $85.00

  • Empty refrigerator and icemaker. Turn off icemaker, water heater, water main, washer, dryer. Set A/C to away setting. Bring patio furniture into garage. Ensure property is secured and alarm is set.
  • Arrange cleaning service (additional charge)

Pre/Post Storm Inspections – $50.00 per hour (minimum 1.5 hours including travel time)

At your request will we do a pre-storm inspection, we will ensure that all patio furniture is inside, close all electrically and manually operated permanently installed storm shutters (we do not hang non – attached style shutters. Post-storm we will re-inspect your home when it is safe and do a full inspection for visible signs of damage. We will take pictures and report to the client.

Accept deliveries, grant access to service providers or grant access to authorized visitors – $50.00 per hour (minimum 1 hour)

Emergency Calls – (minimum 1.5 hours)

  •  8am to 5pm weekdays, Saturdays 8am-12pm – $60.00 per hour
  • Any other hours and holidays – $90.00 per hour
